This is why I get so angry with Democrats... it feels like they are constantly use deceit and misinformation to further their agenda.
Perfect example, Governor DeSantis just passed a law here in Florida, making it state law that landlords MUST offer new tenants the option of paying their security deposit during the life of the rental contract. So... if your rent is $2,400 a month, and your deposit would be $2,400. They'll allow you to split that $2,400 for the deposit into 12 separate payments over the year-lease (coming out to $200 additional a month), so your total monthly rent would be $2,600... and you wouldn't have to put down a deposit in the beginning. DeSantis is doing this because rent prices in Florida have gone nuts because everyone has been fleeing Democrat states... and it's part of his plan to try to help renters and lower income families have easier access to housing.
Of course, Democrats have started spreading misinformation everywhere, stating that this is an additional monthly fee that DeSantis has legally authorized landlords to charge their tenants, which they won't get back. All it is, is breaking up the security deposit. As a landlord, which I am, the last thing I want is for someone to be on this plan, trash my house after the first couple of months, and then be like... "I'm out of here..." and I have basically no security deposit with which to repair my home.

a BIG reason rent is too dam high is the costs of insurance
your 2400 rent is 1000 for ins and 1000 for interest and taxes
leaves 400 to pay the loan down or real income over expenses
rhonda is rump without the BS and glitter but with extra added evil and greed

The rent I charge the tenants is actually $2,900 a month, and I just raised it to $3,150.
Insurance is because of fraud... not because of DeSantis. Insurance companies are on the hook for roof repairs, because of a law that was passed by Democrats years ago when the Democrats ran the state. It basically stated that if there was any storm damage... e.g. within 20% of the roof, that the insurance company had to pay for a complete roof repair. All of my neighbors have gotten brand new roofs, even when their roofs are only 10-15 years old (they are supposed to last 30 years). I can't tell you how many roofers have come to my house and guaranteed to me that they can get insurance to replace my roof. My home was built in 2007 (here in Tampa), and the roof is a 30-year roof. There is nothing wrong with it. I've refused because I think it's ethically wrong, even though I would stand to get a brand new roof from it. This has nothing to do with DeSantis, and the new laws that he's passed have actually brought back some insurers, which will help lower the cost of insurance.
DeSantis has not raised taxes... and the tax increases you have seen are because Democrat counties like Broward and Hillsborough have been raising property taxes, none of which the state of Florida as a whole has control over. Governor Jeb Bush did pass a law when he got in that limits the amount of property tax increases that the counties are allowed to increase by 3% per year. But this does not help people like me who have rentals... for which I cannot homestead. So of course, I'm not going to take that hit, so I'm going to pass it on to my renters. And that's why I've had to increase my rent to my tenants to $3,150.
Which, if you think I'm being evil... the going rate is over $4,200 a month. I charged them $2,800 for 5 years and never raised the rent, only then to raise it by $100 for last year, and then $3,150 this year. I've basically been breaking even the past couple of years, so this increase gets me back into the black.
Regardless... thank the Democrats in Broward and Hillsborough for raising the taxes that have thus been passed down to the renters. I don't know about Broward, but from what I understand, it's been slowly turning Republican. The school board is now Republican, and they've eliminated most of the Broward Teachers Union council-members from it.
As for Tampa, the city council is now Republican, and while the Mayor is still Democrat from the election prior, the new Republican-majority city council has been undoing a lot of the crap the Mayor has been trying to pass, which like everything else they do... hurts poor people in the name of helping poor people. Problem is, Hillsborough County still has a lot of crime because the Sheriff was also a Democrat elected under a previous election. He'll definitely lose this next election with Florida being so Republican now. The Sheriff hasn't been arresting for most crimes, and literally spent 10s of thousands of taxpayer dollars distributing road signs that say car thefts are your own problems... which is absurd.

Ray, do you need me to remind you how much of a shithole Florida was back in the late 90s before Jeb Bush took over? The agriculture companies were dumping tons of toxic waste into the everglades, and no one complained about it until the Republicans took over. The Republicans of course, have reduced this waste dump year over year as they've regulated it.
Crime was rampant in Florida... I mean, it was really, really bad... (watch Miami Vice), the Republican majority has now effectively eliminated most of this drug crime and lowered crime substantially.
Infrastructure in Florida is the best in the nation, and used to basically be the worst in the nation under Democrats.
The beaches, ports, and air terminals have all been renovated, and support the massive influx of tourists in Florida.
The KKK used to have their Southern Headquarters here when most of the residents were Democrats. They've been eliminated from Florida.
Florida is a million times better today than it was when Democrats ran the place. The only problem is that everyone has been fleeing to Florida, which has resulted in an extremely high demand on housing. This isn't an issue for me, it's an issue for my renters. The going rate is $4,200 a month. If my renters leave, I will have no problems asking the going rate for my house down there, which is an in A+ rated school district, 9 miles from both Dolphin Stadium (Dolphins games, Miami Grand Prix, concerts), and Bank Atlantic Center (Florida Panthers, concerts, Trump rallies ... haha), near the Hard Rock resort, 15 minutes from the beach, 30 minutes to Miami / South Beach, 8-10 miles from three major shopping malls, and 13 fruit trees in the backyard. So to say, IDGAF would be an understatement. But again, if Democrats are hoping to help the poor, like they always say they are trying to do (but do the exact opposite), then these barely-blue counties need to stop raising property taxes to pay for their ridiculous spend-plans.[This message has been edited by 82-T/A [At Work] (edited 06-13-2023).]

What the lefties refuse to admit, is this housing crisis is 100% caused by their immigration policies.
If you bring in 1 million heads, you better be building 1 million new housing units. Otherwise supply drops, demand increases and price increases.
Guess what they have been bringing in, and nobody wants to build for ?

The big ones I remember is Hurricane Sandy (?) in New Jersey, Hurricane Katrina in New Orleans, flooding of the Mississippi river (a few times), and a couple of others. Never seen anything about snow. Florida hasn't had an especially bad hurricane since Andrew in the early 90s, but there's always going to be damage from a big one in Florida. The problem is that the cost of housing is so expensive down here now, that insurance (replacement) costs are going to be high regardless.
