This is really not a good metric. For one, home prices are up primarily due to lack of supply; zoning laws have been a mess for decades - this isn't partisan. Two, if home prices go up, and you want to move, you rarely benefit; you're paying for another inflated price, but now paying more realtor fees. Three, home prices rising means higher property taxes, which in states like Texas means people can be kicked out of their homes they used to be able to afford just because the government tells them their property is now worth more.
All that said, my current home value has risen 56% in the last 4 years, with the bulk of that being late 2020 and early 2021. Edit to add that my last home didn't move much, I think no more than 15% over a few years.[This message has been edited by theBDub (edited 01-24-2024).]

Inflation is good, right rayb?
Pre-WW2 Germany experienced inflation too. I wonder how that affected housing prices.

Ray, I barely understand what you're trying to say up there. I'm not trying to be mean, but I don't understand half of what you put or why you're yelling it.
Either way, home values don't really make a lot of sense. They only really help the wealthy because we/they are the only ones who own multiple properties and can likely benefit from it. For someone who owns a single home, and... depending on what state you live in... it can have a dramatic effect on the property taxes. Increased home values also has an unbelievably negative affect on the poor and lower-middle class... or even the middle class who are renters. Case in point... the only home I have "homestead" exemption on is my home in Tampa. All the other properties I have are at the whim of the property appraiser, and they're re-appraised every single tax year. I pay about $13k in property taxes on my home in Fort Lauderdale, which I rent out. Just three years ago, the property taxes were ~$9,000... but because of all the Democrats fleeing California and New York, there's a shortage of houses. So what does this mean? It means that I've had to increase the rent for my tenants on that one house by $350 dollars a month... just to break even. For some people, an extra $350 a month is a very, very large increase in rent. Before you think I'm a bad person... I'm only charging them $3,250... but the going rate for the house in the neighborhood is $4,500 a month.
So, like I said... increased property values does not help the poor... it hurts them.
